Once a water heater is properly installed and set up, it doesn’t require much attention. However, many people don’t know that regular maintenance can help keep it operating efficiently for many years to come.

Routine Water Heater Inspection Tips

A routine visual check of your water heater will ensure that you catch small issues before they turn into even bigger problems. Every couple of months you should inspect your water heater for any leaks, damage, or corrosion. Check the tank, the pipes, the plumping joints, and the T&P valve.

Flushing Your Water Heater

It is important to do an annual water heater flush. A lot of sediment can build up in the tank over time, reducing its energy efficiency and longevity.

Start by turning off your electric water heater’s power at the breaker box, or by setting the thermostat to “vacation” mode if you have a gas heater. Give your tank some time to cool down.

Next, you need to connect a garden hose to the drain valve and open up the outlet valve. After 30 seconds you should turn off the cold water shutoff valve and open up your T&P valve for ventilation.

Your water heater should finish draining in about 20 minutes. Once all of the water has been flushed out, you can open the cold water supply and let it run for a few more minutes. Then, close the outlet valve and allow your tank to fill back up.

Once your water heater is full, you can close the T&P valve and turn its power supply back on.

Checking and Replacing the Anode Rod

It is a good idea to check the condition of your anode rod when your tank is drained, as this should only be done when your water heater’s power is shut off.

The anode rod is located at the top of your water heater. After unscrewing and carefully removing it, you should give it a thorough inspection. Check for any damage or large patches of corrosion.

If your anode rod is in bad condition, then you will need to purchase a new one from the local hardware store to replace it.
